What we look for locally
King County homes, and what makes them different.
The county spans century-old city neighborhoods, hillside and waterfront lots, established Eastside suburbs, and forested foothills. We adjust where we look hardest for each.
Homes with a century of history
Many Seattle homes date to the early and mid 1900s, and most have been remodeled, expanded, or updated at some point. Original materials, newer work, and older repairs often sit side by side.
We look at: older wiring and panels, plumbing materials, foundation and framing, past additions, basements, and signs of moisture. Some older homes also had oil heat, and finding and testing a buried tank is a specialist job.
Slopes, drainage, and wet ground
Steep lots and homes near Puget Sound or the lakes have to manage slopes, drainage, and wet soil. Judging the stability of a slope is a job for a geotechnical specialist, but visible signs are worth noting.
We look at: retaining walls, visible cracking or movement, drainage near the foundation, crawl space and basement moisture, and deck connections.
Established suburbs reaching replacement age
Much of the Eastside was built over several decades of growth. Homes from the 1980s and later are now at the age where roofs, water heaters, windows, and exterior details often need attention.
We look at: roof and flashing condition, siding and window sealing, attic ventilation, water heater and mechanical age, and exterior drainage.
Rain, snow, trees, and rural lots
Issaquah, Snoqualmie, North Bend, and the foothills get heavy rain and some snow, with trees close to roofs, and parts of the river valleys have a history of flooding. Many rural properties use private wells and septic systems, which are specialized and usually evaluated separately by licensed specialists.
We look at: roof condition and moss, gutters, ventilation, decks, wood-burning equipment, crawl space moisture, and drainage.

Common questions
King County inspection FAQ.
Yes. We serve King County, including Seattle, Bellevue, Kirkland, Redmond, Issaquah, and the I-90 corridor. Book as early as you can in your inspection period, and call us if you would like to confirm timing for your property.
Yes. We inspect the unit and the accessible areas of the home. Shared parts of a building, such as roofs, structure, and common systems, are usually managed by the association, so ask your agent for the association's records and reserve information as part of your review.
We note visible clues, such as fill pipes, vent lines, or old heating equipment. Locating and testing a buried tank is specialized work done by a tank specialist, so if there are signs of one, we will say so in your report so you can follow up.
No. Flood zone status comes from mapping that your agent, lender, or the county can confirm, and slope stability is a question for a geotechnical specialist. What we can do is note signs of past water, drainage problems, retaining walls, and visible movement or cracking at the property.
