What we inspect
Built around how Pacific Northwest homes actually fail.
Rain, moisture, and older construction shape what matters most here. Tap an area to see what we look at and why.
Crawl spaces
Many Western Washington homes sit over a crawl space, and it is where moisture problems tend to start. Damp conditions underneath can affect insulation, framing, and indoor air.
What we look at
- Vapor barrier coverage and condition
- Signs of standing water or past moisture
- Insulation, ducting, and plumbing under the floor
- Foundation walls, vents, and framing condition
Thermal imaging:Can highlight cool or damp areas worth a closer look. We confirm anything it flags before reporting it.
Roof and drainage
Water has to be carried away from the home, from the roof down to the ground. When any part of that path fails, the water goes where it shouldn't.
What we look at
- Roof covering condition, including moss and wear
- Flashing at chimneys, vents, and roof intersections
- Gutters and downspouts, and where they discharge
- Ground slope and grading near the foundation
Thermal imaging:Can help identify wet insulation below roof leaks, which we verify in the attic and on the ceiling below.
Attic and ventilation
A well-ventilated, well-insulated attic helps control moisture and energy use. Problems here often show up later as stains, mold growth, or ice and condensation issues.
What we look at
- Insulation depth, coverage, and condition
- Attic and roof ventilation
- Bathroom and kitchen fans, and where they vent
- Staining, moisture, or damage on framing and sheathing
Thermal imaging:Can show gaps or missing insulation in ceiling areas that are hard to see by eye.
Windows and exterior
Siding, windows, and decks take the weather every day. Small gaps in sealing or flashing can let water in behind the surface, where it is not visible.
What we look at
- Siding, trim, and exterior paint or sealant condition
- Window and door sealing and flashing
- Decks, stairs, and railings, including how they attach to the house
- Driveways, walkways, and retaining walls near the home
Thermal imaging:Can reveal temperature differences around windows and walls that suggest air leaks or moisture, for follow-up.
Electrical
Electrical systems are a safety item in every home, and older properties may have outdated components or past DIY work.
What we look at
- Main panel, breakers, labeling, and visible wiring
- Grounding and bonding
- Outlets, switches, and lights throughout the home
- Ground-fault and arc-fault protection where applicable
Thermal imaging:Can show components running hotter than they should, such as a breaker or connection that deserves attention from an electrician.
Heating, cooling, and plumbing
These are the systems you use every day and the most expensive to replace. We check that they run, and look for the signs of trouble that come before a failure.
What we look at
- Furnace, heat pump, or other heating and cooling equipment
- Water heater age, installation, and safety components
- Visible supply and drain piping and fixtures
- Signs of leaks, corrosion, or slow drains
Thermal imaging:Can help spot hidden leaks, heating problems, and duct issues that are not visible on the surface.

A home inspection is a visual evaluation of the home's major systems and structure. That includes the roof, attic, foundation and crawl space, electrical, plumbing, heating and cooling, and the interior and exterior. You receive a written report with photos describing what we found and what needs attention.
A thermal camera shows differences in surface temperature that the eye can't see. Those patterns can point to things like missing insulation, air leaks, or areas that may hold moisture. It doesn't confirm a problem by itself, so we verify anything it flags with other tools and a closer look. Thermal imaging is included with every inspection.
Within 24 hours of the inspection. The report is delivered online with photos, summary tabs, and a repair list builder, so you and your agent can read it on a phone or a computer.
You don't have to be, but you are welcome, you'll receive a complete copy of the finished inspection.
